Mexico’s September rate decision: what it does—and does not—tell Vallarta buyers
Banxico held its target rate at 6.50%. Keep national monetary policy separate from your mortgage quote and exchange-rate budget.

The latest decision
Bank of Mexico’s official decision list records an overnight target rate of 6.50% for September 24, 2026. Its 2026 calendar schedules the next regular decision for November 5. As of October 17, that September announcement is the latest regular decision in the published calendar. Check the bank’s original announcement for the monetary-policy assessment rather than relying on a social-media summary.
A policy rate is not your mortgage rate
The overnight target is national monetary context. It is not an offer of a home loan at that rate. A property buyer should compare the actual loan terms, currency, fees and eligibility offered by a lender. Nor does the policy decision by itself prove that home prices in Puerto Vallarta will rise or fall. A local price claim needs local transaction evidence.
Budget across currencies carefully
If your income is in dollars or another currency while your everyday expenses are in pesos, check current conversion quotes and transfer charges. This site displays listing prices in USD, but a policy rate does not establish a particular peso-dollar exchange rate or the final currency of a transaction. Confirm the price, payment currency and conversion arrangements in the proposed documents with qualified advisers.
